Service overview

Heating & Plumbing in North Wales & the North West, what you actually get.

What it is

Boiler repairs, services and full replacements; leak detection and repair (mains, central heating, hot/cold supply); blocked drain and toilet clearing; bathroom and kitchen plumbing alterations; landlord CP12 gas safety certification; power-flushing and central heating restoration; thermostatic radiator valve work; and 24/7 emergency response for burst pipes, no-heat and no-hot-water situations.

Who it's for

Landlords meeting annual CP12 gas safety certification on every rental property with a gas appliance; letting agents responding to tenant-reported no-heat and no-hot-water calls; block managers maintaining communal heating systems; commercial property managers running planned and reactive PPM cycles; and homeowners needing a Gas Safe engineer they can actually book.

When you need it

Gas safety certificates (CP12) are mandatory annually on every rental property with a gas appliance, must be in place before tenant move-in and renewed on or before expiry. Boiler servicing typically annual to keep manufacturer warranty valid. Reactive (leaks, blockages, no-heat), same day where possible.

Why it matters

Heating and plumbing failures get worse fast. A small leak becomes a ceiling collapse; a noisy boiler becomes a no-heat emergency in mid-winter; an overdue CP12 becomes a £30,000 fine and possible custodial offence. Reactive cover with proper certification is the cheapest version of any of these problems.

What happens if you wait

The real cost of leaving it.

Boilers don't fail in July. They fail at 7am on the coldest Monday in February, with the tenant on hold to the landlord and the landlord on hold to a plumber who can't come for nine days. Planned maintenance, annual servicing and a contractor on rolling cover changes the maths.

Risks of leaving it

  • Landlords without a current CP12 face fines up to £30,000, six months imprisonment, and council enforcement action.
  • Carbon monoxide poisoning from an un-serviced gas appliance is fatal, and the landlord is legally responsible regardless of tenant behaviour.
  • A small water leak in a flat above can cause £15,000–£40,000 in downstairs damage within a single weekend.
  • Unserviced boilers fail outside warranty terms, turning a £140 service into a £2,000 replacement.
  • Frozen and burst pipes in unheated voids over winter cost more than running the system on frost-protection mode.
  • Limescale and sludge in old central heating systems progressively reduce efficiency, a 12-year-old un-flushed system can burn 25–40% more gas than it should.

Common mistakes we see

  • Leaving CP12 renewal until the tenant complains, by then you're already non-compliant.
  • Using non-Gas-Safe engineers on gas work, the work is illegal, uninsurable and invalid for landlord compliance.
  • DIY isolating a leak without identifying the source, water finds a new route within hours.
  • Ignoring radiators that need bleeding for months, air in the system corrodes internals and reduces system pressure progressively.
  • Skipping annual service to save £140, costs the warranty on a £2,000 boiler.
  • Refilling a sealed system with mains water without inhibitor, accelerates internal corrosion and shortens system life by years.

Our process

How we deliver, step by step.

  1. 1

    Call & triage

Phone 01244 529900 with the symptom and any boiler/appliance details. Emergency no-heat and leaks are dispatched same day; planned work is booked into the next available slot.

  2. 2

    Diagnosis on site

Engineer attends, isolates safely, runs diagnostics on the appliance or system, and identifies the cause, not just the symptom. Quoted from there, with parts and labour separated.

  3. 3

    Parts sourced same-day where possible

Common parts (PCBs, diverter valves, expansion vessels, pumps, fans) are sourced from local merchants the same day. Less common parts may need 24–72 hours from manufacturer.

  4. 4

    Work delivered to manufacturer spec

OEM or manufacturer-approved parts where available, fitted to commissioning procedure, with the appliance tested under load before sign-off.

  5. 5

    Certification & paperwork

Gas Safe certificate (CP12), Benchmark commissioning certificate on new installs, or Minor Works documentation issued same day or within 48 hours and filed against your property.

  6. 6

    Aftercare & guarantee

Parts and labour guarantee on installations; 30-day recall on repairs. Annual service reminders set against the property so you never miss a renewal.

What you get

The benefits, in plain English.

Gas Safe registered

Every gas engineer on the team is individually Gas Safe registered, verifiable on the public register, photographed on ID card, never delegated.

CP12s on time

Annual reminders set against each property and renewals scheduled before expiry, no panic late-month calls, no compliance gaps.

24/7 emergency cover

Burst pipes, no-heat in winter, no-hot-water, gas leaks, dispatched same hour where the route allows.

Parts not patches

Diverter valve replaced rather than swapped end-for-end; PCB renewed rather than reset; expansion vessel re-pressurised properly. Fixes that hold.

Warranty-friendly installs

New boilers commissioned to manufacturer procedure, Benchmark book signed, full system flush included, keeps the warranty valid for the full term.

Same contractor, every trade

Same firm handling electrics, locksmith, roofing, landscaping and cleaning, one number, one invoice, one property history.

The detail that matters

Heating & Plumbing: materials, methods & specifications.

Heating and plumbing covers everything from a 5-minute washer change to a 3-day system replacement. The risk profile, the regulation and the parts strategy are completely different at each end. Here's where the detail lives.

CP12, Landlord Gas Safety Certificate

Annual inspection of every gas appliance, flue, pipework section and meter on a rental property. The engineer tests for leaks, checks combustion analysis on each appliance, verifies the flue terminates safely and confirms ventilation is adequate. Required by law within 12 months of the previous certificate, must be issued to the tenant before move-in and within 28 days of inspection thereafter.

Boiler servicing

Annual service typically includes combustion analysis, gas pressure check, condensate trap clean-out, expansion vessel pressure check, magnetic filter clean and inhibitor check. Required to keep most manufacturer warranties valid. Takes 45–60 minutes on a standard combi.

Boiler repairs

Common failures: PCB (control board), diverter valve (no hot water but heating works), expansion vessel (pressure drops daily), pump (whining noise), fan (lockout fault), heat exchanger (rare but catastrophic). Each has a clear diagnostic and a clear parts path. We diagnose properly rather than swap parts speculatively.

Full boiler replacement

Typically 1–2 days on a like-for-like swap, 2–4 days for a system upgrade with pipework alterations. Includes power flush of the existing system (mandatory under most warranty terms), magnetic filter installation, new condensate route, and full Benchmark commissioning. Registered with Gas Safe and notified to building control on your behalf.

Leak detection & repair

Acoustic leak detection, thermal imaging and pressure testing to find leaks without ripping up floors. Once located, repair scope depends on access, push-fit, soldered copper, or compression depending on the pipework. We make good after access work (lifted floorboards, cut plasterboard) under separate but quoted scope.

Drain unblocking & CCTV

Mechanical clearing (rods, plungers, electric eels) for routine blockages; high-pressure water jetting for stubborn or commercial blockages; CCTV camera surveys for recurrent or unknown-route blockages. Useful for diagnosing root ingress, collapsed pipes and misaligned joints on older drainage.

Bathroom & kitchen plumbing

New installations, replacements, alterations, taps, basins, showers, baths, WCs, kitchen sinks, washing machine and dishwasher connections. Compliant with Water Regulations 1999. Pressure-tested before tile-back or finishes.

Central heating restoration

Older systems benefit from power flushing, magnetic filter installation, new inhibitor charge and thermostatic radiator valve renewal, typically restores 15–25% of lost efficiency on systems 10+ years old. Pays back in gas savings within 2–4 winters on most installations.

Across Deeside, Chester, Wrexham, the rest of North Wales and the North West, Gas Safe registered, properly certificated, available 24/7 for emergencies on 01244 529900.
