Roof leaks rarely announce themselves politely. The first sign is usually a damp patch on a bedroom ceiling at 6am, with a Storm Whatever weather warning still on the forecast. The right response in the next 24 hours decides whether this becomes a £350 repair or a £3,500 ceiling-and-loft job.
Risks of leaving it
- Untreated leaks soak insulation, which loses thermal performance and breeds mould within 2–4 weeks.
- Water tracking down internal walls reaches electrical fittings, turning a roofing issue into a fire and electrocution risk.
- Slipped or missing tiles expose the underlay; underlay is rated for short-term exposure, not months, when it fails, the leak gets dramatically worse.
- Failed lead flashings around chimneys, soil stacks and abutments are the single most common source of 'mystery' leaks, and they need replacing, not silicone-sealing.
- Blocked gutters back up under the eaves, soaking fascia, soffit and the top of the wall, leading to rot and damp problems that look internal.
- Storm-damaged ridge tiles can dislodge and fall, a serious injury and property damage risk to anyone or anything below.

Roofing is a craft trade that's been industrialised badly by lots of people, quick patches, wrong materials, the wrong fix done fast. Done properly, a repair lasts decades; done badly, the same area needs revisiting every winter. Here's what 'done properly' looks like across the work we cover.
Slipped & missing tiles/slates
Tiles slip when the nibs break or the fixing nail corrodes; slates slip when the nail/hook fixing fails. We replace like-for-like (matching profile, colour and size), refix with copper or stainless nails depending on roof type, and check adjacent tiles for the same failure mode. A single slipped tile is often a sign of a row that's about to follow.
Lead flashings
Lead around chimneys, parapets, valleys and abutments fails through thermal movement, splitting or corrosion (rare). Replacement to BS EN 12588 in Code 4 or Code 5 lead, dressed properly into mortar joints and pinned with lead clips, not silicone-sealed in place. A properly dressed lead flashing lasts 80+ years; a silicone patch lasts 12–18 months.
Ridge & hip tiles
Traditional ridges are bedded on NHL-3.5 (natural hydraulic lime) mortar; modern roofs increasingly use dry-fix systems with mechanical fixings and breathable seals. Both have their place, but a 1990s mortar-bedded ridge that's failing should usually be re-bedded with mortar, not mixed with a dry-fix system that doesn't match the original.
Flat roof, felt, EPDM, GRP
Felt is cheapest and shortest-life (typically 10–15 years). EPDM rubber is single-membrane, fully bonded, with a 25+ year life and high impact resistance. GRP (glass-reinforced plastic / fibreglass) is laminated in situ, with a 25+ year life and a hard wearing surface, good for any roof that has occasional foot traffic. We quote the right option for the roof, not the cheapest.
Chimney work
Chimney repointing in NHL-3.5 (lime mortar, never strong cement on old chimneys, which causes spalling), lead aprons and back gutters renewed in Code 4/5 lead, pots re-flaunched, cowls and bird guards fitted where appropriate. Often paired with internal damp problems where the chimney is the cause.
Gutters, downpipes & rainwater goods
Twice-yearly clearance (spring and autumn) for residential; quarterly on heavily wooded sites or industrial fume zones. Cast iron, aluminium and UPVC replacement systems, including hopper heads and concealed Yorkshire gutters on commercial. Brackets must be at correct spacing, overflowing gutters often aren't blocked, they're under-bracketed.
Fascia & soffit
Repair and replacement of timber fascia/soffit (often paired with re-felting of the eaves) or replacement in UPVC where the existing has rotted. Important to specify ventilation provision (over-fascia vents or soffit vents) so the loft space remains ventilated and avoids condensation issues.
Storm damage & insurance claims
Same-day temporary weatherproofing, photographed evidence pack for the insurer, written fixed price in the format the loss adjuster needs, and direct liaison with the loss adjuster on request. Significantly speeds up claims and reduces the chance of disputed scope.

Yes wherever possible, we source matching profile, colour and texture from manufacturer and reclaim merchants. On older roofs where exact match isn't available, we'll discuss the closest acceptable alternative and where to source from (often a reclaim yard).
Do you work on commercial and industrial roofs?

Yes, single-ply membrane, metal profile sheet, fibre cement, asphalt and built-up felt systems. Including fall protection, edge protection and roof access design appropriate to each site.
How long do flat roofs last?

Felt typically 10–15 years; EPDM rubber 25+ years; GRP fibreglass 25+ years. The age of the roof and the type of failure decide whether patching is sensible or whether an overlay is the right call, we'll always tell you honestly.
Can you clear gutters too?

Yes, and it's the cheapest maintenance you'll do on a roof system. Blocked gutters cause more 'leaking roof' calls than actual roof failures.
