Locksmithing on managed property is half technical, half administrative, getting the right cylinder fitted is the easy part, controlling the keys afterwards is where most landlords come unstuck. Here's what we cover and why the detail matters.

BS3621 / TS007 standards

BS3621 is the British Standard for thief-resistant locks, almost all UK home insurance policies require it on final-exit doors. On UPVC and composite doors, TS007 (3-star) cylinders are the equivalent benchmark. We supply and fit certified product only, never lookalike imports.

Emergency lockouts

Picking, bumping, and bypass entry as first-line response. Decode-and-replicate where the cylinder profile allows. Drill-and-replace only when non-destructive routes have been exhausted, and even then, drilled in a way that doesn't damage the door, just the cylinder.

Tenancy changeovers

Standard practice is full cylinder change between every tenancy, with new keys issued to the incoming tenant and a holdback set for the landlord/agent. We log the change against the property reference so the audit trail exists if a dispute arises.

Smart locks

Yale Conexis, Mul-T-Lock ENTR, and similar Bluetooth/Wi-Fi-enabled locks for managed lets, holiday lets and HMOs, letting you issue and revoke tenant access codes remotely without re-keying. We install kit built for property management, not consumer-grade alternatives that fail at 18 months.

Master-key systems

On blocks and HMOs, a master-key system gives each tenant a key that opens only their door, while a single management key opens all communal doors and (optionally) tenant doors for emergency access. Saves the agent carrying 40 separate keys and saves re-keying the whole block when one is lost.

Restricted-profile keys

Higher-security systems where the key profile is patented and keys can only legally be cut by the manufacturer with written authorisation from the registered keyholder. Used on commercial sites, HMOs, and any property where uncontrolled key duplication is a risk.

Emergency board-ups

Are the locks you fit insurance-compliant?

Do I really need to change the locks between tenancies?
